Assessment of a property for the presence of bats. |
Abricon were commissioned to carry out a bat survey at a property located near St. Mellons, Cardiff. The site comprised of a large detached building and associated outbuilding used as a garage. It was proposed that the main house was to be demolished for re-development, whilst the outbuildings would be retained.
The buildings were searched by an experienced, licensed bat worker in order to locate evidence of current or past bat roosts, in the form of bats, droppings, staining, feeding signs, and/or remains of bats. The outside of the building was searched for access points and any evidence of their use by bats.
Loose roof and ridge tiles with the potential to support roosting bats were lifted and any cavities found were inspected for the presence of bats. This allowed for a greater understanding of the construction detail of the building and contributed to the confidence with which the assessment was made.
No bats and no signs of bats were found on either the inside or the outside of the buildings. Further survey or assessment of the house prior to submission for planning permission was not considered necessary, provided that the intended demolition took place before mid-May 2009.
