Our client required us to carry out an investigation the site prior to sale to limit liabilities that may arise from contamination arising from previous usage. The site had been used as a filling station until 20 years ago when our client bought the site and used it for car servicing.
A desk study and walkover survey was carried out initially that indicated that widespread contamination of the site was unlikely to have occurred unless there had been leakage form the tanks. Based on this, a limited phase II inve investigation was carried out to assess contamination in soils in the area of the tanks.
The investigation showed no contamination of the soilswith hydrocarbons although some metals were present due to previous site uses. However, the conceptual site model indicated that there were no reasonable pathways to human health or groundwater receptors.
The report concluded that unless there was a change of use that introduced new pathways, the site posed no risk to human health or groundwater receptors.
